Many people believe that having a brick house or chimney is a reliable way to avoid external home maintenance. After all, bricks last for decades - right? Well, although bricks may last for many years, it's not maintenance-free maintenance, not bricks, meaning you never have to call a service person. Brick home exteriors and chimneys do require some basic maintenance or you will face repairing masonry.
Crack - Because your brick house is exposed to all the same elements as non-brick houses, you still need to do some basic things. For example, walk around your home from time to time and see signs of no base cracking or hair breaks. Cracks are usually caused by the fact that the masonry has expanded and then contracted due to heat, cold or moisture. However, this may also be due to factors such as settlement of your home or corrosion of any embedded metal. A common place to find cracks is at the corners of the structure, especially near the foundation.
Caulk or sealant - this can be done in many ways, the most common being the age of the family. Other causes are loss of adhesion due to the use of too much sealant or insufficient surface that the masonry can bond.
Improper flashing - If the roof flicker is not properly installed or loose, water may leak and cause problems in the brick building. To prevent this from happening, ensure that the outer edge of the flashing plate extends to or even beyond the outer surface of the masonry and that the circles are sealed to prevent water from passing between the layers.
Fortunately, you can take some proactive steps to keep the masonry work. Here are a few steps to install a home maintenance calendar.
• Check for signs of water leakage or mold growth twice a year. If you see this, please resolve it as soon as possible.
• If you have a pump in your home, make sure it is drained properly. This should be checked once a year.
• Check the chimney at least once a year and clean as needed.
• Take at least two times a year to walk around your home to find problems with leaks, cracks, flaking, staining, brick shifting or bricks. If you find any of them happen, call the masonry repairman.
