Lease contract - the meaning of "joint" and "several"

When you see the phrase "joint and a few" in a word
from

Legal documents or contracts refer to parties
from

The person in charge of the agreement is personally responsible
from

And a general term for the terms of the agreement.

Example: If two tenants sign a lease agreement,
from

"Joint" means that they are jointly responsible for rent.

"Several" means that their joint relationship has been cut off.

In the contract, it shows that they have agreed that they are also
from

Responsibly pay rent separately. If a person does not pay
from

The rent he/she shares is the responsibility of the other party.
from

  Full amount.

Here is an example of a "joint and a few" landlord
from

Tenancy agreement requires tenants to pay rent
from

Full check of cheque, money order or cashier
from

  The amount of each month.

The landlord allows two roommates to pay half of the rent each month.
from

There are two separate checks. Bad policy.

Not only does it cause accounting problems... but if there is a problem
from

The tenant pays on time, another night how are you doing?
from

  Handling late penalties? And...

If you accept payment from one tenant and another tenant
from

The tenant did not pay you to take the risk of accepting
from

Some rent payments can't be eviction?

This is good news. If you have a lease a
from

  "Non-waiver" clause indicates even
from

You can allow violations of the lease in the past
from

Anytime the tenant is required to fully comply with the terms
from

  Lease

If the tenant continues to pay for two separate checks
from

You can return the check and issue a "failure notice"
from

  Pay the rent ".

If they don't provide you with a single check
from

For all rents, you can make a mandatory request
from

  Retain the action [expulsion].

What if tenant #1 thinks tenant #2 has left the property and tenant #1 should only be asked?
from

  Pay half of your rent?

Show them "in conjunction" in your rental agreement
from

And explained that tenant #1 is now responsible
from

  Full rent.

Explain that tenant #1 can seek another recovery
from

Half of the tenants from the Small Claims Court #2

If you rent a property to more than one tenant, be sure to
from

Your lease has "a few" and "not abstained"
from

  Claus.

Explain to each new tenant carefully.
