Family stage professionals are busy with special marketing campaigns to attract real estate agents to open homes, and therefore book more family installments.
So what happens in the "family stage happy hour"? Let us break the whole incident step by step.
At the family stage:
1] Everyone is registered After entering, put a business card in the bowl. Let your assistants [or some of you like to call them, your girlfriend, neighbors or husband] register everyone when they enter. Make sure they get tickets for any drawings, they sign up, and the assistants can also remind them to view them in order to get their free gift ' when they leave.
2] Wine and snacks. I just put them aside and let everyone save themselves. It is not a bad idea to designate someone to monitor the area, so if you have an extra pair or more hands, they can add as needed... or you are already married [oh, come on, you know we need Stay busy!]. I often offer wine, beer and snacks. No one is messy or expensive. A nice cheese, biscuit and fruit plate and some biscuits are fine, or you can pick up some dipping sauce and warm snacks at CostCo. Don't forget napkins, plates and cups.
3] No access The only area you want real estate agents to see is the area where you will provide live demo/power points. In other words, block the area that has been stuck and close the door. The reason for this is that you don't want to lose your crows, because they want to know the hall, you don't want to blow off the influence of the ' after the staging. In most cases, they will see the previous picture on your presentation, but when you are ready for a "large exposure," the agent will think of the house, and "ah" and "ah!" Transform in your amazing family stage. Plus, this puts them all in one of your rooms!
4] Welcome speech. Once everyone settles down, don't be afraid to give them time to socialize and drink, then you can give a short welcome or introductory speech. If you are cooperating with an agency to host this event, please take a moment to thank them. Usually this will be your current agent, during happy hours. Then ask them a compelling question. I often do things like "How many of you are listed too much and make too much money?" Then I said ' Oh, not too much... well, this is where I come in. . ' "I introduce myself and tell them what to expect from tonight, which will obviously show them how to get more listings and make more money.
5] Start demo / power point . This usually takes about 15 minutes and I follow the BAR method - before/after/results. I used some examples of the houses I used to do and I also used some of the changes to the house we are currently in. I showed them first and then told us what to expect. When I finish the demo, they will see After, live.
6] Interactive live stage presentation . Take them to an adjacent room that has not been blocked and make a quick demo that can change the room. I usually think this is the easiest to do in the kitchen because it is large enough to accommodate a group, you can get them by handing them over and placing them in different areas, which is an easy room for quick stages and adding a pocket emotion . They like this!
7] open the door! It's time to let them roam and enjoy the rest of the home. Remember that they have seen the previous photos, and now they can see it later. Be prepared to answer questions about what you are doing and pricing.
8] Tell them how to earn an extra $1,000 . Before they leave, be sure to announce again how they can earn additional rewards, such as bonuses, by bringing buyers in the next 30 days or by winning the most prizes. No matter what you do with the seller and the listing agent.
9] Extract iPod from business card . Now you are taking drawings from their business cards or tickets. This is just for the upcoming reward. I often do iPod shuffle or something interesting. Usually, I keep less than $50.
10] Finally, don't forget to remind them of your staging service. . When they leave and get their gift #39; they should also receive information about you and your temporary services. And ask them to fill out the "stagement experience and commitment form"
In the next article, I will show you how to follow up to make sure your real estate agent Happy Hour continues to bring you home staging in the next few years!
