5 The first step in preparing a home for sale

The first impression has a major impact on potential buyers. For this reason, an excellent real estate agent will walk through your home, recommend proper repairs and upgrades to best compliment your home and sell quickly. With your real estate agent, you can imagine what a potential buyer will see as they approach your house and walk through each room. Your real estate agent will know what potential buyers are looking for in your community and price range, and what will help you sell your unique home and perform its functions. This is a general list that will help you get started.

1.] Night light

Many people don't know that potential buyers often drive at night. If you don't have enough lighting to highlight the features of your home, invest in new porch lights and some ground lighting to highlight the features in your walkway or landscape.

2.] Curb appeal

Improve your curve appeal by cleaning the yard, mowing and mowing the lawn, and trimming any shrubs. Fix any first impressions that may attract the buyer's eyes, such as concrete, weeds, broken porch columns, ugly doors, and any clutter that may be stored in front of your door. Also, if you have a mailbox, make sure it's fascinating, and your doorbell works well, and you can hear pleasant sounds from the outside sound.

3.] Prepare inside

The first step in preparing to sell a home is to take out any unnecessary items from home so they can imagine what they are. In terms of furniture and decoration, less is more. Leave minimal space for the furniture to depict the size of the space, then include the decoration only where you want to highlight the features or eyes. The expert advice is to remove all 1/3 of the wardrobe contents and get matching hangers. Be sure to replace or shampoo all the carpet in your home. Pay special attention to the new roll of toilet paper [VIP folded, not below, pointed in a triangular shape below], brand new hand sanitizer, new guest towel and clean shower curtain to show the bathroom. Dress bed with charming, cohesive bed cover.

4.] Carry out all small and inexpensive repairs

Buyers will view all functional items of the home, even the smallest ones. Be sure to repair all leaking faucets, defective or squeaky doors, bulbs and fans, fresh caulk baths and showers if necessary, replace filters, check and clean water heaters, and make the equipment as clear as possible. You can even attach a piece of paper to your device to explain what features you need, or share your average electricity bill and other home-specific housing costs with potential buyers.

5.] Calling them during the Open Day

Turning on all the lights, opening the blinds, lighting the candles and fresh cookies [preferably freshly baked scent] will appeal to the buyer's senses and make them feel at home. Remove all pet marriages, including bowls and food. Empty trash can and close the toilet lid.
